Metropica project seeks approval in Sunrise

Metropica, one of the largest mega-developments ever planned in Broward County, comes to City Hall on Tuesday for approval.

Sunrise commissioners are expected to vote on a development agreement that would expire in May 2029.

Metropica would rise on the edge of the Everglades and west of Sawgrass Mills, at the northeast corner of Sunrise Boulevard and Northwest 136th Avenue.

The 4 million-square-foot proposal calls for 2,500 condos, 300 town homes and commercial-office space big enough to hold 11 Walmart stores.

Metropica received approvals from the state and county in 2009 to build an even bigger project than initially planned.

This week’s vote would pave the way for the first two phases of the $1.5 billion project, which calls for 1,250 high-rise units, 485,000 square feet of commercial space and 150,000 square feet of office space on 28 acres.

Metropica’s building height would be capped at 300 feet, or about 30 stories.

The project would be developed in stages, with the first phases to focus on residential and civic spaces.

Studio units would be a minimum of 600 square feet while the smallest two-bedroom units would be 875 square feet.

Some environmental activists have expressed concern about the size of the project partially due to its proximity to the Everglades

“A project like this leaves a giant ecological footprint,” said Matthew Schwartz, executive director of the South Florida Wildlands Association. “It’s going to have a gigantic impact. It’s that much more water and sewage and runoff being generated by a project of this scale.”

Michael Moskowitz, attorney for developer Joseph Kavana, could not be reached for comment on Monday.

In a previous interview, he said the developer planned to break ground in January 2015. The project would take an estimated 10 years to complete.

Once built, Metropica would generate an estimated $22 million a year in taxes, Moskowitz said.
